I want to have a confirmation e-mail sent to customer and seller after a sale when using the invoice option.

this already is built in.  JEM sends out the invoice payment to the customer and the seller after a payment is made.

Yes but I need a confirmation sent to customer and admin when a sale is made

what confirmation are you referring to?

when a sale is generated in JEM, the actual invoice with payment details are sent out to the customer and the admin by default.
